Brewery, market, residences planned in $32 million project in Ferndale, Pleasant Ridge

A $32 million transformation of a vacant 13-acre industrial site in Ferndale and Pleasant Ridge is expected to include apartments, a new brewery and a new market.

The project, set for several parcels at 10 Mile Road and Bermuda Street straddling the two communities, received Michigan Strategic Fund approval for $3.53 million in brownfield financing Tuesday. The company formerly known as ePrize Inc. had occupied part of the property; ePrize, now HelloWorld Inc., moved to the Southfield Town Center.

The Iron Ridge Holdings LLC project in Ferndale and Pleasant Ridge is expected to include market space; a biergarten; a brewery; office, retail and fitness space; a fire suppression company; and 75 residential units, according to an MSF board memo.

The developer, Iron Ridge Holdings LLC, which is registered to Gregory Cooksey, plans new construction as well as the rehab of existing buildings on the site totaling about 225,000 square feet of space.
