NAI Mid-Michigan and TMN Builders, Inc. deliver a 19,000 SF Build-to-Suit Office Building for Employer’s Mutual Casualty Company
When EMC Insurance wanted to expand its branch office in the greater Lansing area with a new custom-designed building, they sought an investor/developer and commercial real estate firm who could deliver on all fronts.
The two-year project started when NAI Mid-Michigan presented an agreement that included the purchase of EMC Insurance’s existing building as a trade-in property. It was a priority for EMC Insurance to trade its current building as part of the development agreement. From there NAI Mid-Michigan and its resident partner, TMN Builders, Inc. guided both the landlord and tenant through the interplay of the lease, design, construction, timing and financing, and a thorough program of due diligence. TMN Builders, Inc. completed construction in just under 11 months and EMC Insurance took occupancy in February.
“The completed project is impeccable, and we could not be happier with the functional design and high-quality construction,” Jim Moore, Assistant Vice President-Administration, EMC Insurance Companies, said. “TMN Builders was attentive to our requirements and their means and methods for accomplishing the work were well-planned, well-supervised, and well-executed. We are incredibly grateful and confident we made the right choice in selecting NAI Mid-Michigan and TMN Builders, Inc. for our building.”
“What EMC saw as an insurmountable set of needs and requirements was right in our wheelhouse,” said Jeff Shapiro, Principal of NAI Mid-Michigan and VP of TMN Builders, Inc. “We have been custom designing and executing these projects on time and in budget for over 40 years. Working with EMC was a pleasure. I’m sure they will be very comfortable in their new office environment for many years to come.”
